When talking about selling your property, photography is one of the most important aspects. This is the base for a good impression! Photography happens both inside and outside. Because the first impression is paramount, it is important to find the right balance between photo-worthy and lifelike. Our goal is to create images with the perfect combination of warmth, realism and spaciousness, the three strengths for a successful photo shoot! We can make that happen in a couple of steps. 

 

First, we will send you instructions in preparation for the photoshoot of your property. 
For example, we may ask for the removal of excess furniture, accessories or equipment. Secondly, during the photoshoot, we will do the finishing touch of styling in your home, and will remove some small objects that lead to distraction within the photos.

 

General decoration

  • Avoid walls with dark colors, please re-paint them into light/neutral colors
  • Open the curtains. Make sure all the blinds work. Based on current lighting conditions, we will decide whether to raise them or not.
  • All lighting works
  • Windows are clean
  • Add some plants, for decorative touch. If you want to add flowers, make sure they are fresh
  • Big, empty surfaces can be filled with candles or a fruit bowl for example
  • If you or your real estate agent has chosen to do a virtual reality film for the listing, please put as much objects in the restroom or the laundry room. These won't be filmed unless discussed otherwise
  • Remove garbage cans, animal items, seasonal items and personal items like pictures and name tags
  • Store away children toys
  • Try to disguise unsightly cords, wires and plugs
  • Remove all junk mail, bills & other assorted paperwork

Exterior

  • Trim the grass/shrubs and blow the leaves
  • Park all cars inside a garage or down the street
  • Remove covers from well-maintained grills/smokers and swimming pools and hot tubs

Garage

  • A garage needs to be a garage, no need for a big cleaning. The room will look more spacious if the floor is free of items

Livingroom

  • Stack magazines or put them away if there are too many
  • Remove ashtrays
  • Remove TV remotes and other electronic equipment
  • To create more ambiance, try putting some pillows and/or a throw on the sofa

Kitchen

  • To create more space, please make sure the kitchen counter is almost empty. Leave some equipment/design decorations and a pair of towels. For example, a few cookbooks, a tea/coffee maker, fruit bowl, nice looking kettle.
  • Remove fridge magnets, calendars and excess bottles like spices and olive oil bottles
  • Put away all dishes, dish towels and paper towels
  • Use all the cabinets to store away items! 

Bathrooms

  • Remove all the excess toothbrushes, shampoo bottles, towels, scale, garbage can, etc
  • Make sure the mirrors and glass windows are clean
  • For decorations please use a single towel, robe and a few perfume bottles

Bedrooms

  • Put some nice bedsheets on the bed with pillows and maybe a throw
  • Remove remarkable boxes and stuff underneath the bed or above closets
